All of our guest rooms are warm, welcoming and comfortable. Each guest room has a private bathroom and each is unique in size and decoration. A brief description of our guest accommodations, price information, and policies appear below.
The Main Inn - 10 guest bedrooms each with private bath. Rooms vary in size, view, and type of bedding (e.g., king-size, double, twin beds). Each room is decorated differently, but all feature a consistent New England colonial feel. Guests describe rooms in the Main Inn as “charming” and “cute”. Each room can accommodate at least two guests and some can accommodate 3-4 guests. All 10 guest bedrooms in the Main Inn are located on the second floor and require walking up one flight of stairs.
The Annex - 7 guest bedrooms each with private bath. Rooms vary in size, view, and type of bedding (e.g., king-size, queen, twin beds). Many rooms in the annex easily accommodate 3-4 people. Because the Annex is located across the street from the Main Inn, some guests feel that the Annex rooms offer a greater sense of independence and privacy. Guests staying in the annex rooms walk across the street to enjoy the inn’s common rooms and for meals. Five of the seven guest bedrooms in the Annex are located on the first floor. Pets are allowed in the annex rooms by special advance arrangement.
Rates: Prices for guest rooms in the Main Inn and the Annex range from $110 to $185 per night, plus 9% tax, based upon double occupancy. Prices vary depending upon the time of the year, the day of the week, the length of the stay, the size of the room, and the location of the room.
The Holly House Cottage - Two-bedroom, two-bathroom cottage, which sleeps up to 10 guests. Ideal for larger families, groups and guests interested in an extended stay. The cottage features a screened porch, living room, dining room, gas fireplace, satellite tv/vcr/dvd, free wireless internet, private telephone, gas bbq grill, washer/dryer and a full kitchen with dishwasher, stove, microwave oven, full-size refrigerator, dishes, glasses, silverware, and cookware. Pets are allowed in the Holly House Cottage by special advance arrangement.
Rates: Prices for the Cottage range from $300 to $450 per night, plus 9% tax. Prices vary depending upon the time of the year, the day of the week, the length of the stay, the number of guests, and whether the Cottage guests choose to take breakfast at the Inn.
Policies and Information
Tax: The State of New Hampshire imposes an 9% Rooms & Meals tax. This 9% tax is applied in addition to the room rates listed above.
Deposit: Typically, a deposit of one or two night’s room charges (depending upon the length of the stay) is charged at the time of the reservation. Any remaining balance due (including the state tax) is charged at the time of check-out.
Minimum Stay Requirements: On weekends in peak seasons, a minimum of a two-night stay is generally required. On some long holiday weekends, a three-night stay may be required. Please call or email to inquire about any minimum stay requirements for the specific dates you are considering.
Cancellation Policy: There is a 7 or 14 day cancellation policy, depending upon the time of the year and the number of rooms reserved. Groups may have other cancellation timeframes. Cancellations made at least 7 or 14 days in advance of your scheduled arrival will result in no charges. If you cancel your reservation within 7 or 14 days of your scheduled arrival, then you will be charged for all room nights reserved, unless we can re-sell the room nights to someone else.
Check-In: Check-in time is normally between 3 pm and 10 pm. This is to allow us time to properly prepare the cottage after the prior guests depart. If you would like to arrive before 3 pm, you must notify us in advance, or risk that no one will be available to assist you. If you think that you will be arriving after 10 pm, please notify us so that we can make arrangements for you to get in.
Check-Out: Check-out time is normally 11 am. You may, however, leave bags with us and utilize one of our downstairs bathrooms if you would like to change after a day of recreation or sight-seeing.
Smoking Policy: Smoking is not permitted anywhere inside. Guests are welcome to smoke anywhere outside.
Payment Methods: We accept cash, personal checks, traveller’s checques, Visa, Mastercard, American Express and Discover.
Meals: A full breakfast is included with each stay. Dinner is available in our dining room on weekends for an additional charge. Lunch is also available for an additional charge on Saturdays, Sundays and holidays when our commercial cross-country ski center is open. Also, we are happy to provide lunch and dinner to groups on any day of the week with special advance arrangements. Additional dining information including menus is available on our “Dining” webpage.
Children: Children of all ages are welcome, and there are on-site activities for all ages. Parents are responsible for their children at all times. With sufficient advance notice, babysitting can be arranged.
Pets: Pets are welcome in some rooms by special advance arrangement with the understanding that the owners are responsible for their pet’s behavior at all times and are responsible for any damages that occur. There is a charge of $10 per day per pet, plus 9% tax.
Transportation: Dexter’s Inn is located roughly 10 minutes off of Interstate 89. Detailed driving directions can be found on the Map & Directions” page. We do not recommend the use of Mapquest or other internet mapping services, because they have provided incorrect directions in the past. The Manchester, New Hampshire airport is approximately 75 minutes from Dexter’s and the Boston airport is approximately two hours from Dexter’s. Amtrak train service stops in Claremont, NH roughly 25 minutes from Dexter’s.
